If you are shopping for a new home in Williamson County in the $900,000 to $1,300,000 range, your list keeps on getting shorter each month. Home builders in the area are not building many new spec homes because banks will not loan the money for such. Right now there are 26 new construction homes for sale in Williamson County priced from $900,000 to $1,300,000. The average list price is $196 per square foot. The developments that are building the most are Westhaven, Windstone and Annandale although construction is not as brisk as in times past.
If you want some acreage plus high-end amenities your best bet is 1168 Saddle Springs Drive, Thompsons Station, TN. This 6,540 square foot home located right off I-840 in Williamson County, TN is priced at just $175.83 per square foot which brings it to the fifth lowest price home of the bunch, but it also has 3.2 acres which is much more land than 24 of the homes on the list. Homes in Brentwood and Nashville seem to be moving, but in the lower price ranges. Inventory in this higher price range is still about the same as the original post, actually a bit higher with 30 homes… Avalon is another subdivision that has added to the inventory with 5 Cool Springs homes. Annandale has the most homes in Brentwood or Williamson County with 6.
It seems like homes in the Cool Springs area have been selling faster lately, is that because of the tax credit expiring soon?
I think we are seeing increased activity across the board on all homes priced under $700,000. I just closed a sale in Cool Springs on April 1st of this month. I listed it and sold it in 5 days for close to list price. It was priced at $299,900. The home was in good condition. Buyers are demanding homes in good condition now days. I think it has a lot to do with buyers not having any additional money for repairs / upgrades once they have come up with increased down payment requirements by the banks.
